If you are in need of help with your commercial real estate or a business acquisition or disposition situation, consider hiring Steve by the hour or by the project.

While brokers perform most services for free, with the anticipation of being involved in the transaction on a commission basis, hiring Steve for a specific task, under specified terms, will give you the reassurance of being presented with a full range of solutions to fit your needs.

This is not to say that commission-based services are unreliable or suspect. As a licensed real estate agent, Steve has a fiduciary responsibility to his clients. Steve takes this responsibility with the utmost concern. With or without a set fee, he will always review with you the full range of options, and help in their comparison.

When to consider Fee-Based services:

• For a 2nd opinion or review before acting on another professional’s recommendation

• When advice is desired, but where the process would not normally result in a commission situation. (for example, where a Broker’s Opinion of Value is desired, but the owner has no intention of offering the property for sale or lease at the present time).

Many other professions charge a fee-for-service. Accountants/CPAs, attorneys, Fee-based financial planners, architects, to name a few. This allows them to allocate the time and resources needed to provide the highest level of service in order to resolve the client’s concerns.

If the client later moves forward with a sale or leasing project based on a Fee-Based analysis, Best Corporate Real Estate will apply the previously paid fees towards final commissions due.
